If you're deciding between DIY and hiring a crew in San Clemente, Dana Point, Carlsbad or anywhere coastal, this is the short version of what we tell homeowners on walkthroughs.
1. Bulb types that actually matter here
Big box strands look dim from the street and die in salt air. We install commercial-grade LEDs only.
| Type | Where we use it | Why |
|---|---|---|
| C9 warm white | Roofline, gables, entry | Bright, even, reads from 100 ft. The classic Southern California look. |
| C9 multi-color | Second story, peaks, ridge | Retro, saturated. We space 12" on center so it doesn't look polka-dot. |
| Mini-wrap / 5mm | Palms, trunks, columns | Tight spiral, no gaps. 6" spacing up the trunk, then fan into fronds. |
| Permanent RGB puck | Under eave / fascia | App-controlled, hidden by day. Halloween orange, Christmas red, Chargers powder blue. |
Rule: One house = one bulb family on the roof. Don't mix C9s with icicles and mini lights on the same eave. It reads as clutter from the curb.
2. Design rules we use on every house
The 3-line rule
Most coastal homes look best with three lit lines max: roofline, one vertical (peak or gable), and one ground element (palms, entry, or landscape). More than that and the house stops looking expensive.
- Follow architecture, not just gutters. We clip to fascia, not shingle, and break at natural stops — corners, downspouts, second-story setbacks.
- Peaks get emphasis, valleys get left alone. Light the highest triangle, leave the low returns dark so the peak pops.
- Symmetry for entry. Two columns, two wreaths, matched warm white. Asymmetric rooflines can stay asymmetric — entry should not.
- No tape. No staples. Commercial clips + UV zip + hidden cord runs. Salt air destroys anything else by week three.
3. Color: warm white vs. multi vs. mix
In OC / North County, 80% of our residential installs are warm white C9s. Multi-color wins on single-story ranches, beach cottages, and homes with kids. The mix — warm roof + multi in the palms — works if the house is two-story and white stucco.
- Warm white (2700K): Sells houses. Photographs clean. Matches 95% of HOA rules.
- Classic multi: Red, green, blue, orange, yellow in sequence. Brightest from the street.
- Warm + multi: Warm on roof, multi on trees. Only if the trees are 15ft+ away from the eave.
4. Roofline, peaks, and second stories
Tile roofs in San Clemente, Dana Point, Ladera — we don't lift tile. We clip to fascia board and gutter lip. For stucco with no fascia, we use parapet clips and adhesive mounts rated for paint.
- Second-story runs require 28ft ladders minimum and a second person footing. That's why DIY stops at the first floor.
- Gables over 18ft need a standoff clip so the bulb line stays straight across uneven stucco.
- We measure eave footage, not square footage. A 2,200 sq ft two-story is usually 120-160 linear feet.
5. Palms, trees, and landscape
Palms are the money shot in coastal OC. Done wrong they look like a candy cane.
- Queen palms: Wrap trunk tight, 4-6 inch spacing, stop at first frond. No wrap in the fronds unless you want ladder marks in March.
- Pygmy dates / robellini: Mini-lights, not C9s. C9s are too heavy and burn the fronds.
- Front yard trees: Canopy wrap only if branches are 4"+ thick. Otherwise trunk + 2-3 main leaders.
- Pathway: Skip stake lights. They get hit by mowers and trip dogs. If you want ground glow, we do low-voltage wash.
6. Power, timers, and safety that matters
Every package includes a dusk-to-dawn timer. No extension cords across walkways. One dedicated outdoor GFCI circuit per 150 ft of C9.
| Issue | What we do |
|---|---|
| Overloaded outlet | We split load across two exterior outlets and use 12AWG commercial cord, not orange Home Depot cord. |
| Timer | Photocell + astronomical timer: on at dusk, off at 11pm, or dusk-to-dawn for HOAs. |
| Wind | Coastal gusts: we add a center anchor every 8 ft and silicone clip locks. Keeps lines straight in Santa Anas. |
| Roof damage | No nails. No screws. Fascia clips only. We carry $2M liability for a reason. |
7. What it actually costs in OC / San Diego
We quote by linear feet + height + tree count. Ballpark for 2026 before discount:
- Cottage (single-story, 80-100ft): from $850 — roofline only, warm white.
- Classic (two-story, 120-160ft): $1,500 — $1,350 after 10% early — roofline + 1 peak + timer.
- Estate (full front + palms): from $2,000 — roof, peaks, entry, 2-4 palms, storage.
- Palm wraps: $150-$350 per palm depending on height and bulb type.
- Permanent RGB: custom, often = 2.5 seasons of seasonal install. Pays for itself in year 3.
Price includes install, service calls if a strand goes out, and January removal. Bulbs are commercial-grade and reusable if stored.
8. When to book and when we install
The window is stupid short. Everyone wants the same 3 weeks before Thanksgiving.
- Aug 15 - Sep 30: Early quotes, best pricing, you pick your install week.
- Oct 1 - Oct 31: 10% off cutoff. Calendar 60% full by now.
- Nov 1 - Nov 20: Main install push. Before Thanksgiving guaranteed if booked by Halloween.
- Nov 21 - Dec 10: Late installs, limited dates, no discount.
- Jan 2 - Jan 20: Removal. We pull, coil, label, and store optional.
If you book after Oct 31: we still install you, but you lose the 10% and you get whatever November dates are left. 2024 we were fully booked Nov 12. 2025 we were full Nov 8.
9. HOAs, coastal wind, and stucco
Dana Point, Ladera Ranch, Carlsbad — HOAs usually want warm white only, no flashing, no roof penetration, and off by 11pm. We know the drill. We provide a one-page spec sheet for your HOA manager with clip type, color temp, timer schedule, and removal date.
- Salt air: we use stainless clips, not galvanized. Galvanized rusts and stains stucco.
- Santa Ana winds: we tension lines with a slight catenary, not drum-tight. Tight lines snap in gusts.
- Tiles: we never walk tile without foam pads and we never lift tile to run cord.
10. Seasonal C9s vs. permanent RGB
Seasonal looks brighter per bulb. Permanent looks cleaner by day and gives you Halloween, Christmas, Fourth, game day without a ladder.
| Seasonal C9 | Permanent RGB | |
|---|---|---|
| Look by day | No lights visible | Small pucks under eave, almost invisible |
| Brightness | Brighter, classic bulbs | Slightly softer, but app-dimmable |
| Colors | One color per season | Any color, any pattern, any holiday |
| Installs | Every Nov + Jan removal | One install, stays up |
| Best for | Max wow for Christmas only | Year-round, HOA compliance, rentals |
11. Takedown, storage, and next year
We pull second week of January. Strands are coiled, labeled by location (e.g., "Front Eave Left 42ft"), and boxed. If you store with us, next November we show up, plug in, and you're lit in 90 minutes instead of 4 hours. No untangling, no dead-strand hunt.
That's the whole playbook. If you want us to design it, send a few photos of the front and we'll send back a line drawing and a fixed price.
